Real Estate Terms:
The property is sold “as is”, with no warranties and with no representations being made as to the state of the title or the accuracy of the legal description of the realty and “subject to the confirmation of Greene County Chancery Court”, as well as subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants/restrictions, and any defects including structural defects and/or contamination, if any, which may exist. Further, announcements made day of sale take precedence.

Said disclaimers are further reflected in the subject PURCHASE AGREEMENT,  as “Exhibit B” and incorporated herein by reference.

The Clerk and Master and/or the Auction Company will collects a deposit of, at least, ten percent (10%) of the sale proceeds from said highest bidder(s) and currently maintains said proceeds, pending depositing same into the Registry of this Court. Said highest bidder(s) shall deposit the balance of the purchase price into the Registry of this Court within thirty (30) days from said sale date.

The successful high bidder on this property will be required to sign the Real Estate Sales Contract, Terms & Conditions and any other documents needed, upon conclusion of the bidding and will make an earnest money deposit of ten percent (10%) of the sales price. NO BUYER’S PREMIUM WILL BE APPLIED TO THIS AUCTION. US currency cash or approved check. The balance is to be paid in full within 30 days of the auction date. By bidding you are entering into a binding agreement. Sale is subject to confirmation by the Greene County Chancery Court.

Seller to provide a Special Commissioner Deed. Buyer is responsible for recording the deed & any recording fees. Buyer is responsible for HOA requirements, transfer fees, membership fees, if applicable. Current property taxes to be paid by the Buyer. Closing to occur within 30 days of Greene County Chancery Court approval.

The contract will not be contingent upon financing, inspections or any other contingencies.
