The Auction will be conducted at Beach Island Marina. 300 Acres will be subdivided off the Swan Seymour Road area this included home and 12 lake front lots. 200 acres on Walker Ford Road, 29 acres and Home on Maynardville Highway, plus other Union County Properties all selling to highest bidder without Reserve.

TERMS: The successful high bidder on this property will be required to sign the Real Estate Sales Contract, Terms & Conditions and any other documents needed, immediately upon conclusion of the bidding and will make an earnest money deposit of ten percent (10%) of the sales price. A ten percent (10%) buyer’s premium AND survey cost per property will be added to the high bid to establish the total sales price. US currency cash or approved check.
The balance is to be paid in full at the deed closing within 30 days. Kizer & Black Attorneys in Maryville, TN will conduct the closing. Current taxes will be prorated at the date of closing, unless otherwise specified. Seller will be responsible for the cost of preparing warranty deeds. Buyers will be responsible for costs of title searches, recording fees, survey costs  and all other closing costs.
Buyer is to obtain his/her own financing. The contract will not be contingent upon financing, inspections or any other contingencies.

No soil reports have been conducted.  Lot 9 TVA states that the dock was NOT built to permit on file.  Maynardville Hwy is being sold subject to getting a release on lien.
